Required Skills: •1 Implements plans and schedules and determines objectives needing emphasis; communicates with management about special projects or specific actions needing to be done; ensures all equipment and supplies are available and ordered for crew leaders and laborers or other tradesmen performing maintenance work. •2 Assigns and evaluates workers and the use of heavy equipment and materials to complete necessary tasks; directs and coordinates work through crew leaders, or team leaders; provides coaching or technical direction as needed. •3 Ensures production goals are met in a timely manner and works to increase productivity; checks and monitors for cleanliness of tools and equipment; directs, supervises, and oversees the clean-up activities around the work site to leave premises clean and safe. •4 Provides quality customer service by communicating effectively with customers and responding to issues or concerns timely and professionally. •5 Provides on the job training and leadership to ensure quality of maintenance work; assists with timecards and general time keeping and delegates assignments as needed; attends and participates in various professional development opportunities and encourages training and other development for staff. •6 Estimates personnel needs and assigns work to meet completion dates. •7 Finds, recommends, and implements methods to improve production or effectiveness; ensures all disposal activities are done in accordance with state and federal guidelines and procedures. •8 Performs any and all other work as needed or assigned. Qualifications: •Knowledge of municipal, state, and federal regulations. •Knowledge of city mandates, including protocols, policies, and procedures. •Demonstrated capacity to provide excellent customer service. •Demonstrated capacity to determine code violations. •Demonstrated capacity to interpret, educate, and make recommendations to correct maintenance issues. •Knowledge of City organization, operations, policies, and procedures. •Knowledge of inspection protocols, policies, and procedures. •Maintaining and operating hand and power tools. •Knowledge of heavy equipment operation, maintenance, and management. •Thorough knowledge of safety rules and precautions.
