Required Skills: •Pre-Development and Property Preparation •Conduct field due diligence and property investigations for potential acquisitions and existing Atlanta Habitat properties; document observable conditions, photographs and site-access needs. •Identify and communicate potential clearing, demolition, hazardous/dead/dying tree, drainage, erosion, utility, access, dumping and adjacent-property concerns. •Develop scopes of work, obtain contractor proposals and coordinate approvals for assigned pre-development activities. •Prepare, submit and track dead, dying or hazardous tree (DDH) permit applications in coordination with the Permitting & Zoning Coordinator. •Schedule and oversee approved DDH tree removal, lot clearing, site cleanup, demolition support and other property-preparation work. •Verify pre-development work is complete and properly documented before the property advances to its next phase. •Development Field Execution Qualifications: •Solid functional working knowledge of residential land development, site preparation, grading, erosion control, stormwater, utilities and civil construction practices. •Demonstrated capacity to read and apply civil/site plans, surveys, specifications, scopes of work and contractor proposals in the field. •Strong field observation, documentation and problem-solving skills, with sound judgment about when to resolve an issue and when to escalate it. •Demonstrated capacity to coordinate multiple contractors, inspectors, utility providers and internal stakeholders while maintaining schedules and commitments. •Strong organizational skills and attention to detail, including accurate invoice review, coding, recordkeeping and follow-through. •Clear, professional verbal and written communication skills and the ability to build productive working relationships. •Demonstrated capacity to work independently in the field while remaining aligned with project direction, budgets, approval limits and organizational procedures. •Proficiency with Microsoft Office and project-management or field-documentation software; experience with Monday.com is preferred. •Valid driver's license, reliable transportation and an acceptable driving record are required. •Regularly travel to active construction sites, vacant lots, municipal offices and project locations throughout the City of Atlanta, South Fulton County and surrounding service areas.
