At AIR Communities, you'll have the support, technology, tools, and resources needed to lead efficiently while developing your team and delivering an exceptional resident experience. •AIR Communities uses industry-leading technology, mobile work order systems, preventive maintenance tools, and streamlined processes that allow Service Managers to focus on team leadership, resident satisfaction, and operational excellence. •Lead, coach, and develop a maintenance team while fostering accountability, engagement, and high performance. •Drive resident satisfaction through responsive service, quality workmanship, and strong communication. •Oversee all maintenance operations, including preventive maintenance programs, apartment turns, vendor management, work order completion, and capital improvement initiatives. •Partner with community leadership to identify maintenance, operational, and capital priorities that improve asset performance and resident experience. Qualifications: •Demonstrated ability to manage work orders, preventive maintenance programs, apartment turns, vendor relationships, and maintenance operations. •Strong working knowledge of building systems including HVAC, plumbing, electrical, appliances, and general maintenance. •A reliable mode of transportation. •Demonstrated capacity to work a flexible schedule, including evenings, weekends, emergency response situations, and rotating on-call assignments. •Demonstrated capacity to safely lift, move, and operate maintenance equipment and machinery. •Demonstrated capacity to read, write, and communicate effectively in English. •Passionate about developing, mentoring, and leading high-performing teams. •Demonstrated capacity to diagnose and solve complex maintenance challenges. •Solutions-oriented and proactive in addressing issues before they impact residents. •Practical, resourceful, and confident making operational decisions.
